Job Description:/h3:
Position Summary:
The Recertification Specialist is responsible for effectively implementing the leasing and marketing programs, to promote the positive image of the apartment community and to assist property management with resident programs and retention.
Job Functions:
:Send recertification notices to residents 120 days prior to anniversary move:in date (including 90, 60 and 30:day notices as needed)
:Pull recertification reports monthly
:Conduct annual and interim
recertifications/ensure timely completion of annual and interim certifications
:Complete recerts in database (onsite/AHA portal)
:Keep track of all onsite transfer requests
:Provide support to help the leasing team complete required task including leasing and front desk support
:Assist compliance with Audits
:Respond to audit findings and submit to compliance
:Stay abreast of all compliance updates and changes
:Conduct internal onsite file audit to ensure files are within state guidelines
:Keep track of all Reasonable Accommodation requests and report all requests to the Assistant Manager
:Ensure all residents are in compliance with AHA work requirement
Job Qualifications:
:High School education or equivalent.
:Previous costumer service or sales required. This position requires a customer service and sales disposition.
:Strong ability to manage and adjust priorities on a daily basis
:Professional, verbal and written communication skills with ability to give presentations over the phone or in person.
:Competent ability with personal computer : Microsoft Office, the Internet, Real Page knowledge strongly preferred.
:Mathematical skills (high school level) in order to calculate pro:rations.
:Valid drivers license and reliable transportation in order to perform essential job functions.

:HCCP designation
:Superior customer service skills
:Team player, always courteous and helpful to residents, prospective residents, vendors and co:workers
:Be willing to work a flexible schedule and be available for overtime, weekend, holiday and evening work.
:Be willing to be assigned to other communities as needed.
:1:3 year property management related experience
:Tax Credit (2 years)
:Project Based Voucher
:Mixed Income Housing
Supervisory Responsibility: None
Working Conditions: Duties are conducted primarily in an office environment. It is necessary to go outside to walk the property, show units to prospective tenants, and perform unit inspections.
