Magnetic Property Management is an Atlanta Based privately-held Residential Property Management company. We specialize in offering property management services throughout the State of Georgia. We are now accepting applications for talented, Property Managers who have the ambition of growing a portfolio of rental properties through relationship cultivated by their efforts. Are you with a Brokerage who just won’t let you do Property Management? Here’s your solution. HERES WHAT YOU NEED TO POSSESS: Have a strong work ethic. This is not a job successfully done from behind a desk. This is not a 9am - 5pm job. Must be willing to work weekends as needed. You must be an Entrepreneur at your core! Must be a Licensed Real Estate Agent in Georgia Have extremely strong organizational skills with a keen ability to multi-task. The ideal candidate will be able to continuously handle multiple (3 - 4) tasks simultaneously without sacrificing quality or efficiency. MUST be able to manage processes from start to finish such as marketing, the leasing process, and utility transfers which demand significant communication and consistent correspondence. Be experienced! Respectfully, novices or those with no experience in property management need not apply. Have reliable transportation; must be willing and able to manage busy schedule which may include occasionally conducting rental showings of homes and condos which are scattered throughout the greater Atlanta market. MUST be willing to drive; this is a requisite and important part of the position. Be a fast learner and confident decision-maker who thrives in a very fast-paced, creative, and ever-evolving environment. You will have to be able to figure out problems, make decisions, and be willing and able to take action(s) based on good judgment. Have EXCELLENT communication & client relations skills!! Answering client & customer questions in a professional and composed manner, handling leasing leads, and active interaction with both owners and tenants is an absolute necessity. A calm, level-headed demeanor is an absolute must. Have the ability to close the sale; expected a minimum closing ratio of 35%. Set quality appointments, manage an active appointment calendar, professionally follow-up, and secure qualified applicants are vital aspects of this position. Key Duties: Manage and facilitate the maintenance process by entering work orders as they arrive via phone or email, oversight of scheduling, direct management of maintenance personnel including accountability for job completion and accountability for time, ensuring that proper descriptions are entered (by technicians) for completed work orders as well as supporting documentation ie photos of completed work. Minimal management of the maintenance process will be required in this position. An eye for detail! Facilitation of the marketing process will include traveling to properties (per direction of management), compiling high-quality digital pictures and video, writing descriptive narratives, and ensuring that properties are receiving appropriate exposure. Have a solid understanding of basic accounting ie balance sheets, general ledger entries Facilitation of the rent collection process Facilitation of the renewal process Understanding of at least intermediate computer skills and the ability to use user-friendly programs ie our management software, online document exchange with ease. Document & lease preparation, a very strong attention to detail is extremely important Facilitate and oversee the utility transfer process while troubleshooting and solving any issues with ensuring appropriate tenant billing and responsibility for said utilities Process credit reports as appropriate for new applicants Strong administrative skills ie filing and overall file maintenance, facilitate transmission of rental payment to accounting and make copies of all payments received, code all payments.
