As Assistant Property Manager (APM) you will ensure efficient operations by supporting and assisting the Property Manager in overseeing and managing the financial and operational aspects of one of our communities. Key areas include: marketing the property, collections, leasing, and resident services. As APM you will be asked to assume greater responsibilities upon absorbing and applying knowledge of all aspects of multifamily property management as well as displaying maturity and good judgment. The APM serves as the individual responsible for the property, expected to provide leadership and guidance, in the absence of the Property Manager. This position is designed to prepare individuals for a position as a Property Manager in our growing company. We welcome applicants who have never considered a career in real estate until now. Please include your resume as an attachment. Failure to answer screening questions will result in a voided application. What You'll Do Responsible for all Accounts Receivable. Strong closer : motivated to meet/exceed sales objectives while generating/handling traffic, leasing apartments, and qualifying prospects. Proactive marketer : generate and track qualified leads through referrals, networking, social media, company supported advertisement, and outreach marketing efforts onsite and off property. Complete move-in procedures, including preparing and filing all lease documentation. Post rent collections and late notices/delinquencies within YARDI®. Assist with accepting move out notices, service requests, and resident transfers. Track renewals and implement resident retention program. Draft weekly leasing reports and owner reports within YARDI®. Manage resident relations issues while providing high quality service, which includes taking resident phone calls, requests, and concerns. Process SODA's (Statement of Deposit Account) within three days of move-out. Ensure that refund checks are distributed within the time prescribed by GA law. Review and inspect vacancies, make-ready apartments, and models. Assist with property walks inspecting the property for community policy violations, needed repairs, and overall landscaping. Additional duties as assigned. Who You Are First and foremost, you have a fearless personality, boundless optimism, and desire to change the world. We're in the people business. Enviable Customer Service skills: Demonstrated ability to maintain excellent ongoing relationships with potential and current clients (residents). Exceptional interpersonal communication skills, including the ability to motivate and lead a diverse team. Sales-minded individual with superb follow-up skills via email and phone. Positive attitude, strong work ethic, reliable, and self-motivated. Able to multitask and meet deadlines in a timely and organized manner —impeccable attention to detail. 1 — 3 years Assistant Property Manager experience is desired, including leasing experience. Open to candidates with backgrounds from other industries as long as skill set is directly transferable and you are prepared to demonstrate how. Must be able to tour the community with clients, which includes walking the property and climbing stairs. Must be able to work a flexible schedule, including weekends. Knowledge of turnkey is desired. Proficiency in Microsoft Office (Word, Excel) is required. Proficiency in YARDI® (Genesis II or Voyager) is desired. Otherwise, candidates should be creative thinkers with the technical skills to pick up on the nuances of property management software swiftly. High school diploma or equivalent is required. However, this position has no specific advanced degree requirement. Instead, at MPM we evaluate candidates holistically.
