Job Description

Primary Responsibility: Oversees the maintenance team, scheduling preventative maintenance and directing project improvements; manage the maintenance request process (called in service requests) for the apartment community; work closely with Property Manager.

 Essential Job Functions:

Resident Service Requests:

  • Assign service requests to maintenance staff ( techs, grounds, housekeepers)
  • Prioritize service requests based on the severity and urgency of the maintenance need
  • Follow-up/ perform audit process of service requests to ensure completion, timeliness, proper documentation and resident satisfaction
  • Maintain log books and database; enter service requests and status updates into database
  • Select external contractors (company approved) when needed and monitor their work performance
  • Assist staff with maintenance work orders (work on appliances, light fixtures, HVAC units, electrical/gate systems, etc.)
  • Monitor emergency and “on call” requests; assist when needed

Make Ready Apartments:

  • Coordinate maintenance make ready assignments with office staff and/or property manager to ensure unit availability for leasing or scheduled move-ins
  • Prepare vacant apartments to make “move-in” ready

Inspections:

  • Provide follow-up inspections on work performed by staff
  • Schedule and coordinate preventive maintenance assignments
  • Perform preventative maintenance apartment inspections

Purchasing/Pricing:

  • Perform comparative pricing on all supplies and equipment
  • Comply to company guidelines when making purchases; use purchase orders and proper purchasing methods

Supply/Equipment Inventory:

  • Maintain an adequate supply of inventory to provide parts as needed by staff; maximize efficiency and minimize unnecessary overage.
  • Organize supplies according to company color guidelines

Resident & Vendor Relations:

  • Monitor resident maintenance complaints, incidents, concerns and/or notices
  • Listen to the needs of the residents

Administrative/Personnel:

  • Supervise maintenance staff
    • Providing proper documentation and reporting
    • Interview/hire candidates for maintenance positions
    • Provide coaching and feedback to staff; ensure job expectations are known and followed for all team support; ensures consistency of personnel decisions/actions
  • Responsible for completing and conducting performance reviews; making recommendation for compensation adjustments

Qualifications:

    • 3 years maintenance experience; working knowledge of all aspects of maintenance, repair and service
    • Familiarity of construction, electrical and plumbing, HVAC and other skilled crafts
    • Troubleshooting and problem solving skills
    • Good customer service skills
    • Refrigeration certification mandated or at lease Type 1 & 2
    • EPA, CPO a plus
    • Ability to train less experienced technicians
    • Must have own tools
    • Must have a valid driver’s license and reliable transportation (i.e. a truck or van capable of carrying tools and parts)
  • Budget or basic business finance helpful

Job Requirements

Physical Requirements:

  • Must be able to use various hand tools and test equipment
  • Must be able to bend, stoop, and kneel for extended periods of time
  • Must be able to push and pull up to 300 pounds on wheels
  • Must be able to lift up to 100 pounds
  • Must be able climb ladders of up to 10 feet in height
  • Must be able to use a hand-truck
  • Must be able to use both hands while performing various functions of the job

Education Requirements:

  • College Degree preferred or related technical coursework and/or professional certification
  • CAMT and/ or CAMT II (Certified Apartment Maintenance Technician)

Note:

Required to wear pre selected uniform provided by the company

Must wear a back brace at all times

Must follow all posted safety and hazardous procedures and standards

Must maintain professional and technical knowledge by attending training classes
